RAD placed a calculated bet that the area of Venice, California between Abbott Kinney Road and Santa Monica’s Main Street would be ripe for residential demand. This location previously was an under-developed section of Los Angeles. We located the 1.0 acre parcel, formerly the home of Roger Corman’s movie studios, and placed it under contract in November 1999, before the market recognized its true value.


We have capitalized on Venice Art Lofts’ well-situated location a few blocks from the beach, hip restaurants and retail. The live-work lofts maximize the use of the prime location for the benefit of the community.


Venice Art Lofts was 95% pre-sold 6 months before completion at above market prices. This success proves RAD’s premise that the area would be popular for affluent residents.
